Are you planning on a new roof this year? As you begin to search for a contractor remember to collect estimates where you can compare, as your grandmother would say, “Apples to apples.” My parents replaced their fence recently. My father selected three fencing contractors and each one came out and gave him a competitive estimates.  He quickly found pricing differed based on materials used, workmanship warranties, and installation techniques. When you are doing any kind of construction it’s a great idea to collect multiple quotes in order to find the best price. The 30 Year vs. 50 Year Difference

When it’s time for a new roof it’s an investment you don’t want to make without careful thought and planning. You may be asking, “Should I upgrade from a 30 Year shingle to a 50 Year shingle? What’s the difference?” Most manufacturers’ have upgraded their warranties to a “Limited Lifetime Warranty” for all their architectural shingles. At first glance you may notice a 30 Year and a 50 Year shingle will both have a “Limited Lifetime Warranty.” However, there is a small catch. The 30 Year shingles are still constructed as a 30 Year shingle at the manufacturing plant. This means the manufacturer will cover any defects, but they will not cover normal wear and tear for the roof’s lifetime. The advantage of a 50 Year shingle is that a 50 Year is truly manufactured with upgraded materials. A 50 Year roof is more resistant to wind, wear and tear, and in many cases hail. A 50 Year certainly has its advantages if you live in Fort Collins or the Colorado area where wind and hail are yearly concerns. Roof Replacement Start to Finish: Project Peace of Mind

Once your agreement has been authorized, our Project Manager will work with you on scheduling a date to start and finish your roof replacement. At Stockton Roofing we are constantly keeping watch of the weather and will update you immediately if your date changes due to weather conditions.  Our professional crew will arrive on the start date you have chosen with our Project Manager.  As our crew begins the process of stripping off your old shingles and removing the felt paper down to the decking, they will protect your landscaping with protective tarps and will dump the old shingles into our dump trailer. Simultaneously, our material supplier will be loading the brand new shingles onto your roof. If you are home during your roof replacement, don’t be alarmed by the amount of noise you will hear. It will be over soon, we promise! Most roofs are completed in one to two days. Once the new shingles are loaded our crew will begin installing brand new felt paper and will overlay course by course with your selected shingles. Our crews comply with all manufacture installation procedures. This guarantees that your manufacture warranty will never be invalidated. We also take care of the little details. Items such as, pipe jack flashings, chimney flashing, and city code items are also included in your roof replacement. By replacing roof top accessories we are minimizing the possibility of future leaks and insuring your roof will pass inspection with flying colors.
